Introduction

YourSpace America is an industry leader in self-storage. The plan for the property at 9400 Reseda Boulevard in Northridge is to develop the highest quality, Class A climate-controlled self-storage facility in the market.

Current self-storage in the area is under supplied. The community has a consistently growing population, businesses with overflow storage needs, and California State Northridge University is 500 yards from the location. The average age of self-storage facilities within a 5-mile radius is approximately 18 to 39 years old, with limited climate-controlled units.

With the company’s focus on upscale architectural and landscaping details, innovative technology, safety, and long-term maintenance, this self-storage facility provides an exceptional benefit for the residents and businesses in the community.

The Proposed Plan

The proposed plan is a state-of-the-art, climate-controlled facility with 243,387 square feet of self-storage and off-street parking. Two floors will be below grade and 3 floors, with a maximum height of 45 feet, will be above grade (street level).

The facility will utilize cutting-edge security, which includes exterior surveillance with a Videofield intrusion detection system. It is professionally monitored 24/7 for immediate video verification of any alarm event and prompt police response when unauthorized activity is detected.

This high-tech layer of security will also benefit public safety and the surrounding commercial businesses to help keep the community safe.

Greenspacing

YourSpace America retained the services of Landscape Architect Colleen M. Nolan to design extensive greenbelt landscape buffer and improvements. The intent is to provide the community with an upscale building with appealing architectural features as the backdrop, and botanical design as the primary features.

The existing development on the site is a single-story shopping mall with a paved surface parking lot and vacant lot, with very minimal to no landscaping and only one existing street tree. The pedestrian walkway for 280 feet in front of Reseda Boulevard is a major pedestrian corridor but is aged and in need of improvement to meet the current needs of the community. The proposed project includes seven street trees, and 58 trees with abundant flowering shrubs and ground cover on the property. These trees will provide much needed shade and nature in a heavily traveled public right of way.

The city zone requires no setbacks, nevertheless YourSpace America directed the architects to provide setbacks and improve them with a landscape buffer. The front towards Vincennes Street is set back 20 feet, west towards Reseda Boulevard is setback 15 feet, the east side yard is setback 51 feet, and the back north side is setback 40 feet.

City of L.A. Application Requests

The lot size is 84,294 square feet (slightly under two acres). The Applicant is requesting a Zone Variance for the use of Self-Storage in the Parking (P1) Zone for a portion of the lot area. The lot has two zones including a C2 Community Commercial zone and a Parking P1 zone. There is a Conditional Use Permit for the use of self-storage within 500 feet of a residential zone and a Plan Review for a project that exceeds 50,000 square feet. The proposed height will be 3 stories, not to exceed 45 feet. There will be 11 off-street parking spaces with 3 load spaces for a total of 14 parking spaces.

A third of Americans are now relying on self-storage to manage their extra belongings. At the core of the trend is the housing market. Beyond the need for storage during a move, smaller apartment sizes for affordability and efficiency are making self-storage an increasingly practical and affordable solution for seasonal items, furniture, and personal belongings. Self-storage brings much-needed service to a rapidly growing population. Additionally, 20-30% of customers may be neighborhood businesses that need to store overflow.

About YourSpace America

Our Purpose

Russ Colvin, CEO of YourSpace America, founded the company in 2021. A veteran of the self-storage business, he believed that storage facilities don't have to be bland, homogenized buildings with repetitive orange doors. Instead, his vision is to incorporate upscale architecture details, lush landscaping, and state-of the art security and other features more commonly seen in high-end retail centers and mixed-use residential projects, that not only blend with the fabric of the neighborhood but are also built to last. He isn't planning on flipping but serving with commitment to selective communities, focused on long-term design, construction, value, safety, and innovative technology. For Colvin, it's not just about storage units for today but building for the future.

Since his initial conceptualization, YourSpace America has completed several projects, with a dozen more slated through 2027. Located in Los Angeles, San Diego, Tucson, Phoenix, Las Vegas, Houston, and other cities, they each have uniquely different architecture that integrate and harmonize with their surroundings, matching local colors and textures. The projects also have environmentally friendly green spaces that are native to their regions, almost unheard of in the storage facility and commercial building industry, which typically install inexpensive landscaping as an after-thought, if at all.

One of the core design principles for the Northridge property are floor-to-ceiling wrap-around glass panels in the front entry of the building and wood detailing, reminiscent of a high-end commercial center or residential building, as well as extensive professionally-designed landscaping with dozens of trees, flowering shrubs, and ground cover. Colvin's focus is to build an exceptional self-storage facility for the area, with every unit climate-controlled, a state-of-the art monitored security system, well-kept maintenance, and accessibility for the neighborhoods surrounding it. This thoughtful planning is something that the neighbors, local businesses, and nearby students at Cal State Northridge can be proud of and conveniently use.

Colvin also believes in the company's responsibility to be proactively involved in the communities it builds in and one of his partners in the Northridge project is a longtime resident and business owner, who has raised a family of four in the neighborhood. YourSpace America looks forward to supporting the community and ensuring the project is best-in-class.
